INVESTMENT STRATEGY

Finding Value Others May Overlook

We pursue multifamily properties where value can be created through a combination of better operations, attractive acquisition basis, physical improvements and transaction-specific structural opportunities.

We are particularly interested in assets where current performance does not reflect the property’s potential.

Rather than relying primarily on market appreciation, our objective is to identify specific opportunities to improve property-level economics and execute against them.

Operationally Underperforming Assets

We seek properties where ownership or management has not fully optimized operations. Potential opportunities may include:
Our objective is to determine whether better management and disciplined execution can produce measurable improvement in net operating income and asset performance.

Long-Term & Motivated Ownership

We are particularly interested in opportunities involving long-term owners who may be ready to exit. Circumstances may include:

These situations can create opportunities where price, timing, certainty and transaction structure matter differently than they might in a broadly marketed institutional sale.

We welcome introductions to owners considering a transaction even when a property has not yet been formally brought to market.

Physical Value Creation

Where supported by the market, we may implement targeted improvements designed to improve the resident experience, property operations and competitive positioning. Potential initiatives may include:
Physical improvements must be supported by realistic property-level economics rather than renovation assumptions alone.

Attractive Basis

We believe a significant portion of investment performance is determined at acquisition.

We evaluate pricing relative to existing cash flow, replacement cost, comparable transactions, required capital expenditures and realistic stabilized value.

We are willing to pursue properties requiring work or complexity when we believe those factors create an opportunity to acquire at an attractive basis.

Tax & Structural Opportunities

Physical renovation and operational improvement are not the only potential sources of value.

Where available, we evaluate property-tax abatements, exemptions, affordable-housing incentives and other state or local programs that may improve an asset’s economics while satisfying applicable affordability, rehabilitation, ownership or other requirements.

These opportunities are evaluated jurisdiction by jurisdiction and transaction by transaction with appropriate legal, tax, financing and other professional guidance.

We may also evaluate financing, ownership and transaction structures that improve the risk-adjusted economics of an acquisition.

Special Situations

We welcome opportunities that may require more than a conventional acquisition approach. This may include:

Complexity alone does not create value.

We pursue these situations when the underlying real estate, acquisition basis and identifiable value-creation opportunities justify the additional execution requirements.
